General Community Questions

Our leasing office is open Monday through Saturday from 10:00 AM to 6:00 PM. We are closed on Sundays.

Yes! Encore Montrose is a pet-friendly community that welcomes your furry companions.

Encore Montrose offers a variety of thoughtfully designed studio, one-bedroom, and two-bedroom apartment homes with modern finishes, open-concept layouts, and select floor plans featuring upgraded views, private balconies, and spacious kitchen islands.

Encore Montrose is located in the heart of Houston’s vibrant Montrose neighborhood, offering convenient access to Downtown, Midtown, River Oaks, The Medical Center, and major freeways while still maintaining a neighborhood feel.

Encore Montrose combines upscale apartment living with the character and energy of the Montrose neighborhood. Residents enjoy modern amenities, a highly walkable location, responsive onsite management, controlled-access entry, resident events, package management solutions, and easy access to some of Houston’s best dining, nightlife, art, and entertainment destinations.
Encore Montrose does not offer furnished apartment homes. However, there are several furniture rental companies throughout the Houston area, including Greystar preferred partner Cort Furniture. Be sure to let them know Encore Montrose sent you!
Encore Montrose is a completely smoke-free community, including apartment homes, patios, balconies, amenity spaces, and all common areas. Smoking is not permitted.

Leasing and Application Process

Scheduling a tour is easy! Prospects can schedule an in-person tour directly through our website, call the leasing office, or stop by during office hours.

Applicants are required to provide a valid government-issued photo ID and proof of income. Income and identity verification are securely processed through Payscore as part of the application screening process.

Encore Montrose utilizes a standard qualification criteria for all applicants to help ensure compliance with Fair Housing guidelines. Qualification requirements include income, credit, rental history, and background screening. Additional qualification details are provided during the application process and through the Qualification Acknowledgement form.

Applications can be completed online through our website at any time. Once submitted, our leasing team will guide applicants through the remainder of the approval and leasing process.

Yes, renters insurance is required for all residents at Encore Montrose. Please contact the leasing office for details.

Application approvals are typically completed within 24 to 72 hours depending on screening results and how quickly all required documentation is submitted. Workforce Housing applications may require an additional 72 hours depending on document turnaround and compliance review timelines.

Encore Montrose offers flexible lease terms ranging from 3 to 15 months based on availability.

Yes. Encore Montrose conducts background, credit, rental history, income, and identity screenings as part of the application process to help ensure compliance with Fair Housing guidelines. Income and identity verification are completed through Payscore, a third-party verification company.

Pricing, Fees, & Deposits

Based on screening results, the deposit requirement may vary. Please refer to the Community Fee Guide.

Each floor plan on our website displays both the base rent and the Total Monthly Leasing Price (TMLP). Included in the TMLP are mandatory monthly community fees. A full breakdown of fees can be found in our Community Fee Guide.

Utilities billed through the community in addition to rent include water, sewer, trash, pest control, and applicable administrative or service fees. Residents are also responsible for setting up electric, internet, cable, and renters insurance independently.

Rent is due on the first of each month and can conveniently be paid online through the resident portal after move-in. We also accept personal checks, cashier’s checks, and electronic money orders. At move-in, all funds must be paid using certified funds.

Move-In, Lease Terms

Encore Montrose offers lease terms ranging from 3 to 15 months based on availability. Workforce Housing apartment homes require a 12-month lease term and cannot be shortened or extended.

Once approved, residents will receive a detailed welcome email outlining all items required prior to move-in, including lease documents, utility setup information, renters insurance requirements, and move-in payment instructions.

Subletting, including Airbnb or other short-term rental arrangements, are strictly prohibited. Encore Montrose does allow onsite lease transfers subject to qualification criteria and management approval. Please contact the leasing office for details.
Residents are required to provide a written 60-day notice prior to move-out in accordance with the lease agreement.

Amenities & Lifestyle

Residents enjoy a variety of upscale amenities including a resort-style pool, resident social lounge, business center, conference room, yoga studio with spin bikes, fitness center, outdoor entertainment spaces with gas BBQ grills, a large bark park, pet washing stations, controlled-access entry, and convenient package management solutions.
Select amenities at Encore Montrose are available 24/7. Please contact the leasing office for current amenity hours and access details.
The resident social lounge may be reserved for private events. Other amenity spaces, including the pool and courtyards, are not available for reservation.
Yes! Complimentary Wi‑Fi is available in the resident social lounge, business center, and conference room.
Encore Montrose does not offer guest suites.

Yes! Encore Montrose offers controlled-access assigned parking. One parking space is included with one-bedroom apartment homes and two parking spaces are included with two-bedroom apartment homes. Parking assignments are provided at move-in.

Yes! Encore Montrose offers electric vehicle charging stations for residents at no additional charge.
Yes! Encore Montrose offers a controlled-access bike storage room for residents.
Package deliveries are managed through our Luxer One locker system located inside the controlled-access mailroom. If all lockers are full, packages are securely delivered to the package room located inside the leasing office.
Yes! Encore Montrose regularly hosts resident events and community activities, typically every one to two months.

Guests

Encore Montrose does not currently offer a guest suite.
Limited guest parking is available in front of the G1 garage entrance. Additional guest parking may be available on surrounding public streets.
Residents are responsible for providing guest access into the building. Encore Montrose does not offer guest call boxes or direct guest entry systems.

Accessibility

Pets

Yes! Encore Montrose proudly welcomes pets and offers a pet-friendly environment for residents and their furry companions.

Encore Montrose allows up to two pets per apartment home.
Yes. Service animals and approved assistance animals are permitted in accordance with applicable fair housing laws.
Encore Montrose features a large bark park complete with pet obstacles and seating areas, along with two pet washing stations equipped with dryers for resident convenience.

Resident Resources

Residents can conveniently pay rent online through the resident portal. We also accept personal checks, cashier’s checks, and electronic money orders.
Lease renewal offers are typically sent electronically 65 to 70 days prior to lease expiration, and often earlier. Residents can review available options, select their preferred renewal term, and complete the entire process online. Workforce Housing apartment homes require a recertification process prior to renewal. Please contact the leasing office for additional details.
Maintenance requests can be submitted online through the resident portal or by contacting the leasing office directly. Emergency maintenance support is available for after-hours emergencies.
Yes! Residents have access to an online resident portal where they can pay rent, submit maintenance requests, view account information, and manage community communications.
Encore Montrose does not currently offer preferred employer programs or resident discount partnerships.
Encore Montrose offers several spaces ideal for remote work, including the resident social lounge, business center, and conference room with Wi‑Fi access.
